Valencia Northbridge Community

The Northbridge village in Valencia consists of 20 neighborhoods (tracts) offering various types of homes. This large village was well thought out by the builders and includes well maintained landscaping, several community pools and spa areas, shopping areas, schools, playgrounds, tennis courts, and miles of walking trails (paseos) with walking bridges over busy streets. This community long, tree-lined streets and is located in the heart of Valencia.

The Northbridge community is east of McBean Boulevard, north of Newhall Ranch Road and runs a few blocks past Decoro Drive where it meets another Village, Valencia Northpark.

The Northbridge communities include 4 townhome communities and 16 single family detached communities.

The various communities are described below:

Avalon

The Avalon community is west of McBean Boulevard and north of Decoro Drive. Homes in this small community was built in 1995, 1996 and 1997. The Thomas Guide coordinate is 4460G6. These two-story homes have open floor plans and vaulted ceilings. They are close to schools, parks and shopping and have mountain views. They have 3 and 4 bedroom models ranging from 1546 to 2077 square feet of living space.

Avignon

This is the only Northbridge community that sits outside of the "true" Northbridge general area. Whereas the rest of the neighborhoods are east of McBean Boulevard and North of Newhall Ranch Road, the Avignon sits off by itself West of McBean Boulevard off of Magic Mountain Parkway. These luxury attached townhomes sit on the edge of the Valencia Country Club golf course behind a gated entrance. They were built in 1998 and 1999 and the Thomas Guide coordinates are 4550D2 and 4550E2. The neighborhood is next to Town Center, the crown of Valencia with indoor and outdoor shopping and dining. These townhomes have 2, 3 and 4 bedroom models with attached garages and range from 1900 to 3000 square feet of living space.

Berkshire

The Berkshire neighborhood is east of McBean Boulevard and south of Decoro Drive off of Grandview Drive. These detached single family homes were built in 1993 and 1994. They have 3 and 4 bedroom models that range from 1650 to 2400 square feet of living space. As with all Northbridge neighborhoods, the Berkshire homes are close to association swimming pools, tennis courts and park.

Brighton Village

The Brighton Village neighborhood is north of Newhall Ranch Road off of Grandview Drive. This is a small community of detached homes on small lots. They are legally considered "detached townhomes." A new upscale shopping center is located within walking distance of this community. The Thomas Guide coordinate for Brighton Village is 4550G1. These homes have 3 Bedrooms, attached garages and range from 1184 to 1732 square feet of living space.

Brock Northbridge

The Brock Northbridge neighborhood is east of McBean Boulevard and south of Decoro Drive, off of Grandview Drive. This small group of detached single family homes have nice views and are close to schools and Northbridge Park. These homes were built from 1993 to 1995. They have 2 and 3 bedroom models and range from 1650 to 2250 square feet of living space.

Castlerock

The Castlerock neighborhood is east of McBean Boulevard, north of Newhall Ranch Road, off of Hillsborough Parkway. This small neighborhood has mostly 5 bedroom homes ranging from 2950 to 3322 square feet of living space. The Thomas Guide coordinate for this neighborhood is 4460G7.

Cheyenne

The Cheyenne neighborhood is east of McBean Boulevard, west of Bouquet Canyon Drive, north of Newhall Ranch Road, off of Hillsborough Parkway. This townhome community has its own association pool, spa and basketball court. The entrance to the Cheyenne's is exquisite with a long road boarded by wood beams and lamplights. These townhomes were built in 1998 and 1999 and have attached garages, 2 and 3 bedroom models and range from 1025 to 1433 square feet of living space. The Thomas Guide coordinate is 4550G1 and 4550H1. 

Cottage Hill

The Cottage Hill neighborhood is west of McBean Boulevard, south of Fairview Drive. These cottage style detached single family residences were built from 1989 to 1992. Many of these homes have expansive mountain views. There are mostly 3 bedroom models, though some 2 and 4 bedroom models exist. These homes have nice sized backyards and many have upstairs lofts. They range from 1355 to 1488 square feet of living space. The Thomas Guide coordinates are 4550F1 and 4550G1.

Country Gate

Like the Cottage Hill neighborhood, the Country Gate neighborhood consists of smaller, cottage style homes. This neighborhood has around 350 homes on many streets and cul-de-sacs. The neighborhood is west of McBean Boulevard, north of Newhall Ranch Road, running up and down Hillsborough Parkway. The Thomas Guide coordinates are 4460G7, 4460H7 and 4550G1. These detached homes also have backyards and many have nice views. There are 1 and 2 story models. The majority of these homes have 2 and 3 bedrooms, though some homeowners have converted their lofts for a 4th bedroom. These homes were built from 1989 to 1992.

Coventry

The Coventry neighborhood is a small grouping of homes east of McBean Boulevard and north of Decoro Drive, off of Grandview Drive. These one and two story traditionally styled detached homes were built in 1993 and 1994. The Thomas Guide coordinates are 4460F6, 4460G5, 4460G6. These homes have 3 and 4 bedrooms and range from 1525 to 2280 square feet of living space.

Ivywood

The Ivywood neighborhood lies east of McBean Boulevard, just north of Newhall Ranch Road off of Hillsborough Parkway. These 3, 4 and 5 bedroom detached homes were built in 1989 and consist of one and two story models. The Thomas Guide coordinates are 4460G7 and 4550G1. These homes range from 1575 to 3000 square feet of living space.

Kentwood

The Kentwood neighborhood is east of McBean Boulevard and north of Decoro Drive off of Grandview Drive. The Thomas Guide coordinates are 4460F6 and 4460G6. These detached homes were built from 1994 to 1997. The majority of these homes have 5 bedrooms, though some have 3, 4 and 6 bedrooms. They range from 2100 to 3300 square feet of living space.

Lexington

The Lexington and Kentwood neighborhoods border each other, just north of Decoro Drive off of Grandview Drive. These detached single family homes were built from 1994 to 1996. These homes have 4 and 5 bedrooms and range from 2000 to 3000 square feet of living space. The Thomas Guide coordinate is 4460G6.

Montage

The Montage neighborhood is just east of the Lexington neighborhood, east of McBean Boulevard, north of Decoro Drive off of Hillsborough Parkway. These detached homes were built in 1990 and 1991 and include 4 and 5 bedroom models ranging from 3150 to 3450 square feet of living space. The Thomas Guide coordinates are 4460G6 and 4460H6.

Montaire

The Montaire neighborhood is just east of the Montage neighborhood, east of Hillsborough Parkway and north of Decoro Drive. These homes were built between 1990 and 1994 and have 4 and 5 bedroom models. They range from 2550 to 3500 square feet of living space. The Thomas Guide coordinates are 4460G6 and 4460H6.

Montana

The Montana neighborhood consists of two-story town homes with attached garages, fireplaces and small enclosed patios/backyards. These town homes are similiar to the Cheyenne town homes which are just down the street. This community has a pool and spa and is next to the Bridgeport Shopping center with high-end restaurants and shopping. The Montana's are east of McBean Boulevard, north of Newhall Ranch and off of Grandview Drive. The Montana's have 2 and 3 bedroom models ranging between 982 to 1334 square feet of living space. They were built in 1995. The Thomas Guide coordinate is 4550G1.

Rose Arbor

The Rose Arbor neighborhood consists of two-story town homes with attached garages, fireplaces and small enclosed patios/backyards. These town homes are directly across Hillsborough Parkway from the Cheyenne neighborhood, east of McBean Boulevard and north of Newhall Ranch Road. This community has a pool and spa and consists of 1 and 2 bedroom models 592 to 863 square feet of living space. They were built in 1996. The Thomas Guide coordinate is 4550G1.

Sandalwood

The Warmington neighborhood is located east of McBean Boulevard, north of Newhall Ranch Road, off of Grandview Drive. This group of detached, single-family homes have 4 and 5 bedrooms, ranging from 2300 to 2800 square feet of living space.
